Price is the most critical when it comes to selling your house.  If you go too high and overprice your house, it will sit on the market for long and then not only take longer to sell but will also cause buyers to make low ball offers because of the time it sits on the market.  A good agent will research the market and compare similar houses sold in your neighborhood and suggest price points accordingly.
